Termite (WDI) Inspection in Lake Dallas, TX
Lake Dallas has a real concentration of older lake cottages near the shoreline, some dating to the 1920s-30s era before the reservoir was expanded, and the combination of age, wood construction, and proximity to the lake is about as favorable to termites as conditions get in North Texas. Newer infill near downtown is lower-risk but not immune, especially with irrigation and landscaping right up against the foundation.
A WDI inspection (Wood-Destroying Insect inspection) is a separate, focused look at the structure for termites, carpenter ants, and other wood-destroying organisms, reported on the official Texas Form WDIR (also called the NPMA-33). It’s commonly required for VA loans and often requested by lenders or buyers even when it isn’t required, since termite damage isn’t always something a general inspection catches early. I check the foundation perimeter, crawlspace or pier-and-beam substructure, attic framing, exterior wood-to-soil contact points, and any visible damage or conducive conditions, then issue the WDIR report same-day in most cases.
