Termite (WDI) Inspection in Aubrey, TX
Aubrey’s newer subdivisions, Savannah and Sandbrock Ranch among them, sit on what used to be peanut farmland, and that agricultural history combined with recent heavy construction activity means I’m checking carefully for conducive conditions left behind by grading and landscaping work. The remaining older rural properties around town carry more traditional risk tied to age, wood-to-soil contact, and sometimes well or septic systems.
A WDI inspection (Wood-Destroying Insect inspection) is a separate, focused look at the structure for termites, carpenter ants, and other wood-destroying organisms, reported on the official Texas Form WDIR (also called the NPMA-33). It’s commonly required for VA loans and often requested by lenders or buyers even when it isn’t required, since termite damage isn’t always something a general inspection catches early. I check the foundation perimeter, crawlspace or pier-and-beam substructure, attic framing, exterior wood-to-soil contact points, and any visible damage or conducive conditions, then issue the WDIR report same-day in most cases.
